Austin Texas Home Inspector – Your Best Money Spent

Bob’s prices are derived from his experience, education & skill in the home inspection industry and are comparable to his competitors with similar qualifications. He intentionally separates myself from the less experienced & “minimum standards” home inspectors. If you are shopping for prices, keep in mind you get what you pay for in a home inspector. Not all home inspectors are the same, just as not all doctors or are the same. Experience is worth the extra money! You would spend more money to have the best doctor to protect your health or life. Why then would you spend less on a home inspector that could jeopardize your investment & cost you $1,000’s after you move in.
The average replacement cost of a water heater is $750 installed, a/c system average cost is $4,000, and so on! The home inspection is not where you should try to save money. The information Bob will provide to you is the most crucial in your buying decision. He wants to give you a peace of mind prior to your purchase. To do so Bob must spend the adequate amount of time needed in the house identifying defects latent or existing. Bob does not short cut his time & will not leave the house until the inspection is complete. He will help you to understand the report & his findings as long as it takes. This time is yours & Bob values your investment you have spent with him.
There are two types of home inspectors: the Minimum Standards home inspector & the experienced ASHI home inspector. The Minimum Standards inspector does not have the experience, training or knowledge; that means undetected items on your home inspection report. Many people getting their inspection license went through the “fast track” coarse which did not require any prior construction or inspection experience. An experienced ASHI inspector is detailed, spends the necessary time evaluating each item & is not concerned about squeezing the time to get to the next appointment. Bob never schedule more than two inspections in one day. His average time for home inspection with report writing is 4-6 hours.

Minimum Fee - $400, up to 2500 sq. ft.
(Price is determined by the square footage of the home and age of the home.)
Above 2500 sq. ft. is $0.16 per sq. ft.

*Older homes do cost more to inspect because of the extra time involved, additional repair items & more probing for wood rot, leaks, antiquated wiring, etc.

* Add $20 prior to 1990 every 10 years for age.
(Example: Add $40 for a 1970 built home).
* Add $100 for pier/beam
* Termite - $125, no charge if done with home inspection
* Separate Building - $50 - $100
* Hot tub - $10
* Sprinkler system - $25
* EIFS & Stucco Moisture Analysis– Each job is quoted separat
